Capture inspections in the field: snap a photo per room, rate the condition, log follow-ups.
What it is
A mobile-friendly inspection form. Pick a property, walk through it room by room jotting notes and snapping photos with your phone's camera, then save. The visit is filed against the property and the tenant's timeline.
Why it matters
Regular inspections (typically every 3–6 months for active tenancies) are how you spot small problems before they become big ones — damp, poor ventilation, unauthorised pets, sub-letting. Photos with timestamps are also strong evidence at deposit-dispute or court stages.
What to do
Schedule visits at the start of each tenancy plus quarterly. Give the tenant at least 24 hours' written notice — use the “Notice of inspection” template on the Templates page. Log the visit straight after, ideally before leaving the kerbside.
