Test data
If your account looks empty, use Load sample data to fill it with a realistic example portfolio to explore. When you're ready for your own properties, use Clear all data & start fresh to remove the samples, then add your real portfolio. Clearing can't be undone, and loading is blocked once you have 2+ real properties.
What it is
Seed creates ~100 rows that look like a real landlord with 5 properties: tenants in various states (one in arrears, one ending soon, one periodic), 35 compliance items (one overdue), 8 maintenance jobs across all statuses, an expense ledger, contractors with insurance, 4 saved scenarios, rent payments going back 6 months, and a few activities. Wipe deletes every owner-scoped row — useful when you want to start clean.
Why it matters
Without realistic data, the dashboard / reports / co-pilot / tax pack all look empty and you can't see how the system actually behaves. The seed gives you enough variety (compliant + overdue, paid + arrears, fixed + SVR mortgages, healthy + loss-making properties) to exercise every screen.
What to do
This is a sandbox-only feature. It refuses to seed if you already have ≥ 2 properties so it can't pollute a real portfolio. Use Wipe first if you want to convert this account into a sandbox.
